Thank you for choosing Red Door Inn as your preferred boutique stay. We hope to have answered most of your questions below, however, if you have any additional inquiries please send us an email to: booking@axialmanagement.com

We Reserve the Right to Admission At All Times

The inn has the right to refuse admission, even if a reservation has been confirmed, or
terminate a stay solely based on what it may consider its best interest. Illegal, immoral,
violent, or disruptive behavior or threats, the violation of policies, providing false
information or false documents at the time of reservation or check-in are considered
some of the reasons to refuse accepting a guest, to cancel a reservation, or for a
registered guest’s immediate termination of stay.

Room Occupancy

  • Max Occupancy: 2 adults, except for our single bed unit. Room occupancy requirements are based on fire code/fire safety restrictions. Only registered guests will be allowed on-site
  • No additional guests fit in our rooms. Termination of stay without reimbursement could occur if a room is found to be occupied by a number of people that exceeds its limit. Unfortunately we are NOT suitable for infants.
  • No children under the age of eight (8) years. Unaccompanied Minors: Persons under the age of eighteen (18) who are not accompanied by their legal guardian will not be allowed to stay at the property. Reservations in which one or more of the room occupants is an unaccompanied minor will be cancelled (even if they have been confirmed), check-in (if said cancellation has not occurred) will be refused, and in case that they have already checked-in, the stay will be terminated without reimbursement.
  • The inn will serve and allow admission to guests confirmed in the reservation. Children ages 8-17 stay free in the same room as parents or legal guardians using existing bedding and without exceeding the maximum person capacity of the rented unit. As the parents, guardians, or chaperones of children you are personally and legally responsible for and must always supervise them. For safety reasons, please do not leave children unattended in guest rooms or allow them to roam the property unsupervised.
  • No room for additional beds, rollaway beds, air mattresses or cribs.
  • We do not offer connecting rooms.
  • We currently offer one (1) one person Twin sized room in our room inventory. One (1) fully ADA accessible room with private bathroom, and one (1) Suite room coming soon to our inventory.
  • Red Door Inn enforces a NO In-Room Party Policy to ensure we can always protect the inn and our guests. No parties, loud disturbances and/or noise-nuisance are allowed or tolerated on these premises. In the event of a disturbance, one polite request (warning) will be made to reduce the noise. If our request is not followed, the guest will be asked to leave the property without a refund. Registered guest(s) is responsible for all persons in their room.

Check-In/Check-Out

  • Guests must be eighteen (18) years or older to check-in without a parent or legal guardian. All reservations will require a credit card for incidentals.
  • Guest must present valid Government approved identification as well as the same credit card used for deposit/reservation upon check-in. (Amex, Visa, MasterCard, Debit card) The owner of this credit card must be one of the room occupants. We require valid contact information from the guest making the reservation including first and last name, mailing address, e-mail, phone number, and signature. We accept most credit cards & debit cards. All reservations, however, require a credit card for incidentals.
  • Guest room Rental Balance: Upon booking 100% will be charged.
  • Payment of Guest Account: By the time of check-out, any outstanding balance must be paid in full. In case that a guest fails to pay at the time of departure, or if there are any damages to inn’s property, or missing property of the inn, we will charge first to the pre-authorized credit card on record and, if necessary, further collection efforts will be pursued. In the case of any charges not cleared at the time of checkout, the credit card information and the acknowledgment of confirmation upon registration will be considered as the authorization for the uncharged settled amounts.
  • Check-In Time is: 3:00 pm
  • Check Out Time: 11:00 am
  • Late Check Out requests are extended based on availability (up to a certain time). If a guest deliberately checks out late without notifying the us, they will be charged a $25.00 fee for each additional hour after 11:00 am.
  • Guests are required to give a $250.00 deposit for incidentals by credit card only. The guest hereby also agrees that any lost and/or damaged items provided in guest room including but not limited to, remote controls, hairdryers, steamers, furnishings, hangers, towels and/or any other miscellaneous room item will be replaced at guest(s) cost and will be deducted from the credit card provided, for incidentals, upon. The credit card information and the acknowledgment of confirmation upon registration will be considered as the authorization for the uncharged settled amounts. This Incidental Deposit will be taken by credit card only as a hold and will be released on the day of check-out. Normally this release will be reflected in 4-7 business days.
  • Room keys are issued to the registered guest(s) only. No room keys will be issued to youth under 18 at any time. Guest(s) will receive ONE (1) complete set of keys. I.D. is required if you have lost your key and require a duplicate. Please return the room keys at Check-out. Any lost or stolen keys will have a recovery fee of $150.00 and will be deducted from the incidental deposit on the pre- authorized credit card on record.
  • Taxes: All room rates are subject to an additional 9% room tax. Rates are subject to change without notice. All rates are quoted in United States currency, plus tax. Rates may increase without notice. Rates as advertised on the Red Door Inn website, or any other website or promotional material are subject to change at any time and may increase or decrease at the inn’s discretion

Cancellation Policy

  • Cancellations, or changes of the dates for reservations have to be made seven (7) days or more prior to the arrival date to avoid any penalties. Changes to reservation are subject to any rate changes and availability.
  • If a reservation is cancelled less than seven (7) days before the arrival date, full payment of your stay will be required and no reimbursements will be made. If you cancel any reservation, you must obtain written authorization and save the authorization for your records
  • Cancellations need to be confirmed and authorized by email. We DO NOT accept cancellations over the phone.
  • No refunds for no-shows, late arrivals, or early departures.
  • Please note (Very Important): Different cancellation policies may apply when a reservation is made via a third party booking service (i.e. Booking.com, Airbnb, Expedia etc). Those bookings must be cancelled through the applicable provider and cannot be cancelled through us.
  • Rates are subject to change without notice. All rates are quoted in United States currency, plus tax. Rates may increase without notice. Rates as advertised on the Red Door Inn website, or any other website or promotional material are subject to change at any time and may increase or decrease at the inn’s discretion.

Safety, Health, Social Rules and Miscellaneous Policies

  • We have security cameras throughout our property for your safety.
  • Carbon monoxide alarms are placed strategically in various areas.
  • The latest smoke alarm system has been installed for your protection.
  • We have a full power generator and water cistern in case of emergencies.
  • We do not have an elevator, (Stairs Only). Rooms 9-15 are on the second floor.
  • Some of our rooms do not have windows. Please carefully read the room descriptions before booking.
  • Quiet Hours: 11 pm to 8:00 am. All patio areas must abide by our Quiet Hours for the comfort and rest of our guests residing in our window and front rooms. Televisions, radios, voices, or other devices must always be kept at a respectful low level. Doors should be opened and closed quietly. No congregating or running in halls.
  • Red Door Inn is a 100% NON-SMOKING PROPERTY. A $250 smoke recovery fee will be applied to any violations of this policy. This includes, but is not limited to, cigarettes, cigars, e-cigarettes, and medicinal or recreational cannabis. Pursuant to Law No. 40 of August 3, 1993, as amended, Puerto Rico is generally a non-smoking jurisdiction.
  • Candles, incense, essential oils (diffusing, vaporizing, etc.,) are prohibited. These items and activities will be treated as smoking, as well as potential fire hazards.
  • The safety of our guests, staff, and this facility is extremely important to us. No cooking devices of any kind are allowed inside the rooms or anywhere on the premises. Apart from our future kitchenette equipped unit (the suite), we prohibit any type of food preparation in any of the rooms of our main building. A minimum fee of $300.00 will be charged for cooking inside a room, including, but not limited to hot plates, toaster ovens, rice cookers, combustible items, open flame, barbecue grill, burners, heating appliance, or any other item intended for cooking. Open fires, flames or cooking grills, either charcoal or gas, are not allowed anywhere on property.
  • Personal injuries which occur within property must be immediately notified to the Property Manager, documented, and, if applicable, all procedures must be followed including the possibility of calling 911 or visiting local hospitals. We will not be liable for acts caused by nature, other guests, or visitors.
  • Red Door Inn is wheelchair accessible, it features one (1) fully ADA accessible room with private bathroom. Additionally we offer an ADA bathroom near our lobby area.

Large Groups/Parties

  • No large groups/partying is allowed at any time. In the event of a disturbance, one warning will be given to reduce noise. If this warning is not followed, the guest will forfeit all fees and must leave the premises immediately.

In-Room Safe

We are happy to provide a safe in each of our rooms. We encourage you to read all the instructions for the safe prior to using and placing your valuables in the safe for proper storage.

  • The inn is not responsible for the safety of any money or valuables left in the guest room and/or property premises.
  • All room occupants are solely responsible for the protection of their personal property or any property that they have brought with them. The inn will not be liable for missing, stolen, or damaged property.

Lost & Found Policy

Red Door Inn assumes no liability for lost, misplaced, stolen, or damaged valuables or belongings. If you discover that you have left behind something of value to you, please call us immediately at  787-434-3424 and we will try to assist you in locating your lost item(s).

Found Items

Red Door Inn is not responsible for any item left behind by a guest. However, any item, except for perishable items, left behind by our guests and found after departure by our employees will be collected, logged in, and kept in a secure location for collection by the owner for up to thirty (30) days. Perishable items, underwear, and miscellaneous toiletries will be discarded immediately.

Pet Policy

  • No pets allowed.
  • Service Dogs with certified documentation and/or uniform are allowed.

Parking Information

Self Parking is available 24 hours/7days a week at various locations within steps or walking distance to our inn:

  • Parking provided by Condado Village, right across Red Door Inn is $3.50 per hour, 2nd hour $2.50.
  • Public Parking behind Condado Palm Hotel is available for $4.00 for the first hour up to $16.00 for 5 hours and $3.00 each additional hour. Tax included.
  • Marriott Hotel has parking available for $7.00 for the first hour up to $27.00 for 5 hours and $4.50 each additional hour plus tax.
  • Terra Luna Parking – this parking is a little further away walking distance, about 5 minutes driving and is available for $4.48 for the first hour up to $11.66 for 5 hours and $17.94 overnight parking plus tax.
    Street parking is also an option close by and is free. Street parking may be difficult to find during daytime peak hours and night hours.
  • Parking rates are subject to change

Airport Transfer

  • We do not offer private airport shuttle.
  • Uber and taxis are available 24/7, cash is recommended for taxis.

Wi-Fi

Access to our Wi-Fi is free for our registered guests. A unique Wi-Fi access code will be given to guest(s) upon request. Wi-Fi signals are subject to change without notice depending on the service provider, the status of our Wi-Fi-equipment, and interference from other local wireless signals. Red Door Inn assumes no liability for guest use of this free service. The quality of the signal or unavailability of this service will not be reasons for any type of compensation.

Beach Essentials

There are several swim-friendly beaches within walking distance. For this reason, we are happy to provide a beach bag and two (2) beach towels for your enjoyment at no extra charge for guests only. Please do not hang wet beach towels on any area outside of the rooms. Please hang all towels on the hooks provided inside the rooms. Lost beach towels, beach bag and/or any other amenity lent to guests will incur an additional lost amenity fee per item.

Housekeeping

Your rooms will be refreshed daily. (You may opt-out of housekeeping at any time, just let the staff know ahead of time). Refreshing entails disposal of any garbage, restocking amenities including any towels, making the beds and any light housekeeping if necessary. A full cleaning including the complete replacement of bed sheets, full bathroom cleaning, disinfecting, cleaning of floors and counters, dusting, etc., will only be done before your arrival and/or before a new guest checks in.

  • HOUSEKEEPING SERVICE WILL BE AVAILABLE UNTIL 2PM ONLY.  If a “Do Not Disturb” sign is on the door, service will not be provided until the next day. If any item is needed at any moment during the hours that the cleaning staff is available, we will be more than happy to hand out items needed. However, the staff does not provide room service requests.
  • Our housekeeping staff will honor the “Do Not Disturb” door hanger once during a twelve-hour period indicating that the room is occupied. The housekeeping staff is required to enter the room at subsequent times to refresh the room, check for safety, and verify the condition of the room. Management reserves the right to enter a room with a known status of “Do Not Disturb” for reasonable purposes, such as an emergency, housekeeping, maintenance, to verify that the room its furnishings and mechanical equipment are intact, or to address or prevent a violation of our Policies. In the event of suspected illegal activity, management reserves the right to summon law enforcement to aid in eviction. The right to privacy ends when a Policy is broken. Law enforcement will be granted immediate access to the property and room(s) of evicted guests.

Housekeeping will inspect the room, before and after guest(s)’ stay.

  • Red Door Inn DOES NOT USE ANY AGGRESSIVE CHEMICALS TO CLEAN TOWELS OR LINENS SO, damage to mattresses and linens including: towels, mattress and pillow protectors, sheets, bedspreads, blankets etc., resulting from the use of body oils, hair coloring, make-up, shoe-polish, or any other stains etc., will result in a charge for the special cleaning, repair or full replacement of the damaged article. A Room Fee Notice is also attached at the end of this document for details and prices for each item or unit.
  • We reserve the right to charge guest(s) the cost of replacing any items that are removed from the premises by them without consent or lost. The charge will be the full replacement amount of the missing item, including any carriage charges. Should the fact that the item is missing come to light after the guest(s) has departed, we will charge first to the pre-authorized credit card on record and, if necessary, further collection efforts will be pursued.
  • We reserve the right to charge guest(s) the full and new replacement value plus any carriage charges of the cost of rectifying damage, caused by the deliberate, negligent, or reckless act of a guest to the property, fixtures, furnishings, equipment etc., and/or the structure, including the removal of electronic equipment. Should this damage come to light after the guest has departed, we will charge first to the pre-authorized credit card on record and, if necessary, further collection efforts will be pursued. We will however make every effort to rectify any damage internally prior to contracting specialists to make the repairs, and therefore will make every effort to keep any costs that the guest would incur to a minimum. In extreme cases, criminal charges will be pursued.
  • Guest Rooms found with waste strewn around, in complete disorder, and/or “trashed” will be subject to maintenance fee, deep cleaning fee, administration fee and/or third party fees.

Puerto Rico

  • Temperatures range from 90 degrees in lower areas to 60-80 degrees in the mountains. Puerto Rico enjoys warm and sunny days most of the year.
  • It is always a great time to visit Puerto Rico but there are small variations between the seasons. The winter is typically the busiest, so if you are looking to travel during a quieter time, spring weather is pleasant and in the mid-80s, and summer is also a great time to visit but is a more rainy season.
  • Puerto Rico observes Atlantic Standard Time all year. There are no Daylight Saving Time clock changes.
  • Both Spanish and English are the official languages in Puerto Rico because it’s a U.S. territory.
  • Puerto Rico’s monetary unit is the United States Dollar (USD) as it is a commonwealth territory of the United States of America.
  • Passports are not required for US Citizens. Only non-US citizens and U.S. citizens entering from a foreign country are required to present a passport.
  • It is recommended that you bring sunscreen, hat, comfortable attire for sunny weather and/or the beach, a good disposition, great attitude and the desire to not only have a wonderful time but also to enjoy the beautiful culture and people of the island.

  • As our valued guest(s), we kindly request that you carefully read our Policies indicating your agreement to abide by the terms, conditions and procedures. These guidelines have been designed to prioritize your safety, enhance your enjoyment, and establish clear expectations between Red Door Inn and our esteemed guests.
  • Please note that our Policies may be subject to periodic updates and modifications. We encourage you to check this section regularly to stay informed about any changes that may occur.
  • Red Door Inn makes its best efforts to ensure that all the information that appears on its website and the website of its authorized travel agents is accurate. However, no warranty, expressed or implied, is given that the information provided on this website is error free. Red Door Inn does not accept liability for any errors and/or omissions and reserves the right to change the information published at any time and without notice.

Changes or Modification to the Policies

Red Door Inn reserves the right to amend, modify, change, cancel, vary or add to these Policies or the arrangements and content featured on our website at any time without prior notice. Please check our website regularly for updates to Policies. Any modification to these policies that occurs before your departure is considered a part of your reservation agreement with us.

Disputes and Claims

Any controversy, dispute or claim arising out of or in connection with these Policies or with anything related to the facilities or services provided by Red Door Inn shall come under the sole jurisdiction of the court system of the Commonwealth of Puerto Rico.

Enforcement

All staff is trained and required to respond to potential violations of our Policies. Guests who refuse to abide by the reasonable standards and policies established by Red Door Inn for safety of all guests, staff, owners, property, and the operation and management of the inn will be evicted, with no refund. Law enforcement may become involved at the inn’s discretion.

We are strictly a No-Smoking of any kind room and facility, any violation will incur a fee of $250.00.

Damage or Tampering with Fire DetectionSystems/Fire-Fighting Equipment: Red Door Inn reserves the right to act against any guest(s) or visitor found to have tampered or interfered with any detection equipment throughout the property, including detector heads in public areas, guest rooms, break glass points and fire extinguishers. Guests or visitors found to have tampered with any fire detection or fire-fighting equipment will be charged with any costs incurred by the inn due to their actions and will be evicted. Depending on the severity of the guest’s actions, law enforcement may become involved at the inn’s discretion. Should the fact that fire-fighting or detection equipment had been tampered with come to light after the guest has departed, we reserve the right and you hereby authorize us to charge your credit or debit card for any damage incurred to your room or the inn’s property during your stay, including and without limitation for all property damage, missing or damaged items, smoking fee, cleaning fee, guest compensation, etc.
